Listing photos built for the speed of the Omaha market

Omaha listings move. When a well-priced home in Elkhorn or Papillion can go pending inside a weekend, photos that show up four days after the shoot are photos that missed the listing. Our standard is simple: shoot today, deliver tomorrow. Sharp, well-exposed, HDR-corrected interiors and clean exteriors, sized for the MLS and ready to upload the moment they land in your inbox.

What every listing shoot includes

HDR-bracketed exposures in every key room, so the windows aren't blown out and the corners aren't mud. Verticals straightened — walls in our photos stand up straight, which sounds like a small thing until you scroll a listing where they don't. Color-corrected exteriors, and if Nebraska hands us a flat gray sky on shoot day, ask about a blue-sky swap on the exterior frames. Files delivered MLS-spec plus a print-resolution set for flyers and postcards.

Pricing you can quote without calling us

$175 base for homes up to 2,500 square feet — 25+ HDR-corrected images, delivered within 24 hours. Larger homes scale by square footage; tell us the size and we'll give you the whole number up front. Agents who book 3+ listings a month get a per-listing discount. That's the entire pricing conversation. Put it in your seller presentation and move on.

Twilight exteriors — the add-on that earns its keep

A dusk exterior — warm windows, deep blue sky — is the single frame most likely to stop a buyer mid-scroll, and it's what separates a listing that looks marketed from one that looks photographed. Twilight shoots are a scheduled add-on: they have to happen in a narrow window around sunset, so mention it at booking and we'll build the timeline around it. For higher-end West Omaha and acreage listings, this is the first thing we'd recommend.

Turnaround, delivery, and a license that makes sense

Edited, color-graded photos in a download link within 24 hours of the shoot. You get MLS-ready files you can drop straight into the listing plus print-resolution versions, under our standard non-exclusive commercial license covering all listing marketing — market the listing anywhere, print anything, no per-use math. If you have a hard go-live date, say so when you book and we plan backwards from it.

Interiors are our lane

Real estate photography is interior photography with a deadline, and interiors are where we live. Our commercial portfolio includes ongoing interior and atmosphere work for Lincoln venues like Capital Cigar Lounge — dark rooms, mixed lighting, reflective surfaces, the hard stuff. A living room with good window light is a pleasure by comparison. The same HDR discipline that handles a dim lounge handles your listing's basement rec room.

Service area: the whole metro

We cover Omaha proper plus Elkhorn, Millard, Papillion, La Vista, Gretna, Bellevue, and across the river to Council Bluffs. Honest note: the studio is based in downtown Lincoln, and Omaha is a straight shot up I-80 we make constantly. Travel is handled at booking — the quote we give you is the whole number, and we batch Omaha shoot days so scheduling stays tight for agents with multiple listings.

Common Questions

Frequently Asked

How fast do I get my listing photos in Omaha?
Within 24 hours of the shoot. Edited, color-graded, MLS-ready in a download link — plus print-resolution files for flyers.
Do you charge extra to shoot in Omaha since you're based in Lincoln?
Omaha is part of our standard service area. The quote you get at booking is the full number — no travel line item appearing later. We batch Omaha days, so flexible scheduling can get you an earlier slot.
Occupied or vacant — does it matter for the photos?
Both shoot well; they just prep differently. Vacant homes need nothing. Occupied homes need counters cleared, personal photos down, and driveways empty — we send a one-page prep checklist when you book so the seller handles it before we arrive.
What happens if the weather is gray on shoot day?
We shoot anyway — interiors don't care about the weather, and we can swap a blue sky into the exterior frames. If a twilight shoot is on the schedule and the forecast kills it, we'll tell you before you're standing in the rain and rebook the exterior window.
Who owns the photos if the listing changes brokers?
NVAR Studios retains copyright; your booking includes a non-exclusive commercial license issued to you and your brokerage. That license doesn't automatically transfer to a new agent who picks up the listing — they can email us and we'll sort out a license of their own quickly.
Do you offer a standing rate for teams and high-volume agents?
Yes. Agents booking 3+ listings a month get a per-listing discount, and teams can set up a working agreement with priority scheduling. Ask on the consultation.
